Tender No. 1159: The Prague 3 Municipal District is offering for lease a non-residential space with a total usable area of 616.58 m², which has been used as a restaurant to date. The space is located on the 2nd floor at Roháčova 268/24-26, Prague 3. The space is divided into two interconnected operational units: a restaurant area (dining room) and a café with a bar. Both areas have separate entrances and can be operated independently to a limited extent. The space includes catering facilities comprising a kitchen, food service area, storage rooms, refrigeration areas, utility rooms, an office, restrooms for guests, and staff facilities, including locker rooms. The non-residential space includes two outdoor terraces. The terrace adjacent to the café area offers approximately 28 seats, while the terrace by the restaurant area offers approximately 8 seats. Both terraces are equipped with retractable canvas awnings, allowing for comfortable seasonal use. After 2019, a significant portion of the facility underwent modernization, which primarily involved the restaurant, café, and restroom areas. The kitchen and operational facilities were retained in a layout suitable for food service operations. The building is equipped with a ventilation system suited to the needs of a food service operation. Heating is provided by a central hot-water system via panel radiators with thermostatic valves and individual heat meters.
